Rental Application Process
We strive to be professional and friendly throughout the whole application process. We look for people who want a place to call 'home' and take care of the property. We put time and care into creating nice homes for people to live in and want to keep them that way.

Application Processing
After viewing the property, you may fill out the application. Once received, we require a full background check for each tenant who will be occupying the property. You will recieve an invitation over email to share your background through TransUnion SmartMove. The cost of this service is $40 per each applicant over 18 years old and will be paid directly to TransUnion. Because the applicant releases his / her own data, the resulting inquiry is a "soft inquiry" which does not impact one's credit score.
The fees to run the background checks will be refunded if we choose another applicant first or credited to the 2nd month’s rent for the eventual tenant. The fees will not be refunded if you’re chosen to sign the lease but change your mind or if the background check turns up something bad that wasn’t disclosed.

Property Showing
If you qualify after reviewing the pre-screen process, we will then schedule a property showing with you. This is your opportunity to see if the property meets your requirements, as well as ask any additional questions you may have about living here. We will have applications available for you if you are interested in proceeding.

Signing Lease & Move In
We will contact you as quickly as possible to let you know if your application has been accepted. We will need to schedule your move-in date and a time to sign the lease. Each tenant will need a valid driver's license. If pets are allowed at this property, we will also need to meet each one in order to approve them. You will need to have the first and last month's rent, the security deposit, and a pet fee (if applicable). These will need to be in the form of a certified check or money orders. Utilities must be transferred to your name within 3 days of move in.
